The failures always start where nobody can see

When a bathroom starts going wrong a couple of winters in, the fittings are almost never the cause. Water has found its way past the tiling into a wall that was never sealed, or a floor with too much movement has opened every joint. None of it shows on handover day, which is precisely how a cheap quote gets away with leaving it out.

  • Boards and tanking on first, across everything that will meet water
  • Floors stiffened and flattened, so the covering has nothing to work against
  • Centres marked before tiling, so the awkward cuts land out of sight
  • Falls checked to the outlet on trays, formers and tanked floors
  • Sealant last and unhurried, not run in while the van is being loaded
How it runs

Four steps, no unpleasant middle

Older property round here keeps things back — soft boards beneath a bath, tile fixed onto bare plaster, pipework taking a route only whoever ran it ever understood. Whatever comes to light, you get a call before we go further, with the cost attached.

1

Somebody comes out

Tape measure out, boxing opened where it needs opening, the floor tested underfoot. No room gets priced off a photo.

2

A figure in writing

Materials one side, labour the other, days at the bottom. Where there is a genuine fork, we cost both routes.

3

The build

Strip-out, boards, tanking, first fix, then tile, suite, glass and floor. Same crew every morning it runs.

4

Handing it over

Everything run and watched for weeps, sealed, cleaned through, then walked round with you before we load up.

The detail

Where the money actually shows

Nobody notices a well-laid tile, but everybody notices a badly cut one. The things that make a room look finished are the small ones — a niche squared and lit properly, a fluted basin sat true on its top, brassware that matches through the whole room rather than nearly matching.

  • Recesses formed and lit, trimmed square rather than filled with silicone
  • Brassware carried through — taps, valves, rails and wastes in one finish
  • Feature walls set out so the pattern lands centrally and the cuts fall at the edges
  • Lighting planned early, while the walls are still open and cable can go anywhere
Before & after

Fittings out, tiling stayed put

Not every job wants the walls touching. Here the walls were left alone entirely — the tiling stayed and only the pieces sat on the floor were renewed.

Before

Bathroom before refit, freestanding bath against grey tiled wall

After

Bathroom after refit, new P-shaped bath and panel fitted

Before

Bathroom before refit, vanity unit part removed during strip-out

After

Bathroom after refit, new back to wall WC unit and vanity fitted

Adrian did a fantastic full renovation of our en-suite. It was a tricky job with a previous sunken bath, tiles stuck on over old tiles and all sorts of horrors to be discovered when the bathroom was ripped out. Adrian handled all this like a pro and despite the extra issues managed to complete the bathroom to an excellent standard and in the time he promised. He communicated excellently throughout the job as we were on holiday, keeping me up to date as work progressed and sending lots of pictures. Would definitely recommend and use Adrian for future jobs. Thanks again!

Adrian and his team were amazing. Completed a complete rip out of old bathroom and installed a completely new refit. Even with hitting a few surprises along the way the job was complete in 5 days and the wow factor is definitely there! Would definitely recommend in a heartbeat. Top job 👌

From quote to completion Adrian provided a first class service. Everything was completed on time to a high standard. I was kept updated at all times and he provided receipts for additional materials. He arrived everyday punctually and along with his team worked all day. Everything was left clean and tidy when they had finished. Would recommend him.

Questions

The ones we get asked

What kind of money does a bathroom come to?

It varies more than people expect, and the suite itself is seldom the biggest line on the sheet. A small shower room and a family bathroom tiled to the ceiling are not remotely the same job. We break the quote into labour and materials so it is clear which decisions are moving the total and which you could change your mind on.

How long before we can use it again?

Reckon on the better part of a week for a full room. Shower rooms and straight replacements finish quicker. If it is the only bathroom in the house we plan the order of work so the toilet is back in service early, and we will say honestly which days are the difficult ones.

Are we choosing the suite or are you?

Whichever you would rather. Some people have every last handle picked out before we arrive. Others tell us a budget and a rough direction and let us come back with a couple of options. Neither is any trouble.

Where does the old bathroom go?

Into our van and away. Suite, tiles, flooring and rubble all leave the property, and the room is brushed through and wiped before you step back into it.

Can a bath be swapped for a walk-in shower?

Yes, and it is the job we get asked about more than any other. Bath out, services moved to suit, walls boarded and tanked, then tray, screen and tiling. Days rather than weeks in a room of normal size.

What is the difference between a wet room and a shower room?

It comes down to whether there is a tray. Shower rooms have one, with glass round it. Wet rooms do not — the floor is tanked and laid to fall towards a drain, so nothing has to be stepped over. Wet rooms take more preparation but they are the strongest answer where a step is an obstacle.

Does the price cover tiling and electrics?

It does. Walls, floors, panelling, and the electrical work as well — downlights, extractor, shaver socket. The same crew carries out all of it, so nothing sits idle waiting for another trade to have a free day.

Our house is old and the floors move. Will that hold things up?

Not really. Between the older terraces in the town and the ex-colliery housing out toward Askern and Stainforth, floors with a bounce in them and walls out of plumb are everyday. It affects how we set out and where we pack, nothing more.

Do you charge to come and quote?

No. Somebody comes out and has a proper look, a written figure follows, and that is where it stops unless you contact us again. Nobody will be ringing you every week.

Which areas do you cover?

Doncaster and the villages round it — Bessacarr, Cantley, Armthorpe, Bentley, Balby, Sprotbrough, Thorne, Hatfield, Askern, Rossington, Tickhill and Bawtry among them. If you are just beyond that, ring and ask.
